Pricing scales with how hard the space is to move through and capture — not with the prestige of the building. An open warehouse you can walk end to end scans fast. A mechanical penthouse with escorted access and above-ceiling work does not. Everything below sits inside the same $0.05–$0.20 per sq ft band.

Small projects rarely follow the per-square-foot math. What drives the price of a laser scan up or down?

- Site access conditions. This is the biggest single lever. A building you can walk freely during business hours sits at the bottom of the range. Off-hours or phased scanning of occupied hospitals, schools, and data centers adds mobilizations, and escort requirements, badging, confined spaces, and safety training all add billable time. The same square footage can price at either end of the band depending on access alone.
- Deliverable type. The per-square-foot rate covers capture and a registered point cloud. Floor plans, CAD drawings, and Revit models are priced separately on top — decide what you actually need before comparing quotes.
- Cloud-hosted viewing. Browser-based point cloud and 360° panorama access for your whole team — no Revit or ReCap seats required — is an add-on with an ongoing hosting component rather than a one-time cost. Worth it when many stakeholders need to look at the data; skippable when one modeler consumes it.
- Total square footage. Unit prices fall as area rises. A 300,000 sq ft distribution center prices near the bottom of the band while a 5,000 sq ft clinic prices at the project minimum.
- Density and complexity. Exposed MEP, above-ceiling capture, racking, equipment, and tight mechanical rooms all add scan positions and processing time. Above-ceiling scanning alone (lifting tiles, scanning the plenum) can add 20–50% to a project.
- Accuracy and control requirements. Standard mobile-LiDAR capture at ±5mm accuracy covers most architectural work. Projects requiring survey control ties, state plane coordinates, or tighter tolerances add surveyor time and cost — often $1,000–$3,000 per site.
- Travel and scope. Interior only, interior plus exterior, roof, and below-grade areas each add area and access complexity. Regional providers typically include travel within a service radius; beyond that expect mobilization fees of $500–$2,500 depending on distance and crew size.
Equipment matters mostly through speed. How does the deliverable affect the total cost?
The scan itself is often the smaller half of a documentation budget. What you ask the provider to produce from the point cloud drives the rest:
- Registered point cloud only (RCP / E57): the base scope — the ranges above.

If your design team can work directly in a point cloud, ordering the scan alone and modeling only what the project needs is the cheapest path. If they need drawings or BIM, get the whole package quoted together — bundled scan-plus-model pricing is usually 10–15% below buying the two separately.
How can you keep scanning costs down?
- Scope tightly. Scan the areas the project touches, not the whole facility. Above-ceiling capture only where design work happens overhead.
- Provide clean access. Unlocked rooms, cleared corridors, and a single mobilization keep field time — the most expensive line item — to a minimum.
- Skip survey control unless a stakeholder requires it. Relative accuracy of ±5mm is sufficient for most renovation design.
